Prices
Interior painting $4 - $7 per square foot for painting walls, including materials and labor. Will charge more for accent walls or unique designs. Rates may also be higher per square foot in a room with high ceilings, which requires ladders or scaffolding.
Exterior painting $1.50 - $3.70 per square foot per square foot not including materials and labor. Depending on the size of the house, Smaller homes under 2,500-sf is a lower range, larger homes over 2,500-sf are in the higher range
Commercial painting $2 - $6 per square foot
Power washing starts at $400 for homes $800 for commercial depends on the size, condition, and material.
What is considered in the price for painting
Painting concrete siding requires previous finishes to be removed, to avoid peeling or chipping paint. The concrete needs to be sealed, primed, and painted with specific materials that are designed to protect the concrete from exposure to the climate.
Stucco is another exterior material, it generally needs cleaning, caulking, cracks filled in, and more before the painting can even begin.
Metal siding increases in cost if the metal is damaged or rusted and needs to be stripped or repaired first.
Wood siding tends to fade, chip, and rot more quickly than other cladding, so it requires a painting refresh more often to protect it from sun and water damage. If the wood needs to be repaired beforehand, that will naturally increase the cost of painting.
Vinyl siding, If your vinyl siding does need painting, it’s most likely because it’s fading and approaching its lifespan – around 20 years or more, in which case it’s more beneficial and cost effective to replace the siding at that point.
